So we found a coop that I love but>>>

In LI .
We saw it and loved it soooo much, it's a great location, more than enough space and so much closet space(we didn't make an offer or anything, we just looked at it).
BUT
Yesterday we got the "rules and regulations" papers and I am not sure about it any more Chat Icon I just feel like it's too many rules and some of them are really silly. I feel like we are always going to feel very restricted living there. Even though my DH doesn't agree.
I have a friend who lives in coop and she says usually things are really not as bad as they make it sound on paper and they have been very happy living in a coop.
I love the place so very much , but I can't get over all the "rules and regulations". Chat Icon

that's why I would never buy one

way too many rules for us

We rented in a co-op building and it was the worst year of my life

I bought a co-op and lived there for almost 3 years. The bylaws (rules and regulations in your case) were very specific and the interview process was intimidating, but it was much more relaxed than I expected.

I am pretty an@l and I pretty much followed the rules - in the end I used to get annoyed when the other residents did not. I think as an owner is a co-op community it is in the interest of everyone to follow the guidelines to a certain extent, but you will find that there is room for interpretation.

I live in a coop, dont think the rules are so bad... You have to be courteous just like renting.

And its not techinically yours so you cant do so much remodeling, other than that I dont have any problems with it.

- Like the fact that you can't live the stroller outside of your door, even if it's folded, u have to keep it inside the apt or in the car(I guess)
-If you want to have a dog you have to pay them $300(as if you don't pay them enough already)
-kids can't play in front of the house they have to play on the other sideChat Icon
-can't put the AC in the window before May 25 and have to take it out by October 15 or something.
-can't even leave your shoes outside of your door, I mean not that we do that, but sometimes if it rains or snows you don't want to go inside the apt with dirty shoes or boots and may want to leave them out for a little bit.
And there are few more.
I know they are not so bad I guess , but I just feel like if you are paying so much money, you can't be restricted so much.
We are not necessarily looking for a coop , we are looking for a house, town house, condo -whatever will meet our needs and our budget. We haven't really looked much yet, but so far this is the only place that I really, really like.
Don't get me wrong, my DH and I are not some crazy ,wild people , who like to breake the rules,lol.

I live in a coop and they did give us a big book when we closed but no one is there to inforce the rules or watch us to make sure we are "in line" We do have the occasional issues...for instance. There are no dogs allowed. It's a $100 fine. People have been fined b/c they bring their friends dog over or people hear barking.
Certain rules I understand.

We have lived in the same building for about 5 years. We just bought a larger apartment in the same building that is how much we love the building.

I think it also depends on the board.
There are buildings who have alot of seniors who just live for the board and want to make your life miserable.

We had to get permits from the village to do the work in our place. I'm sure people do work without them, but I wasn't taking any chances. We can do as much work as we want and don't have to ask the board for permission. Just can't knock down walls.
We did move stuff on a Sat. and the super just let us do it, so we tipped him.

I think between looking at all your finances and the book, it can be scary.

well I live in a Coop now.. we are building a house in NJ..

But I would NEVER leave my stroller outside my apt. EVER.. Strangers are in the hallways, and I think it looks horrible to other peoples guests.. Dont you think? the same with shoes?

we have a no dog policy but they are changing it as we speak bc some people have dogs from before the law went into effect and its also harder to sell the apt's with the dog policy..

The AC thing is bc your maintence covers electric and they don't want the prices to be any higher bc you use your AC say in April you know?

We live in a condo now but there are many of the same rules. I think it's all just common courtesy. It's living in pretty close quarters, so after living here a few years I am happy about the rules--some complain that you can't run your washing machine or dryer after 10PM, but I can attest that it is LOUD when your neighbors run them, so I am always happy about the times.

The ones you posted seem to just make the place look better. If I was a neighbor, I wouldn't want clutter in the hall. We actually turned down a co-op where there were shoes all over the shared hallway. Stuff like that makes a big difference in making the place look nice.

It is CLOSE quarters though, and it's not for everyone. The only thing that has bothered me lately is that our next door neighbors smoke like chimneys, and the smoke is in the shared hall and comes through the vents. I am allergic to smoke, and it really bothers my eyes.

As for AC it was central so there was no removing them. I actually loved living in my co-op!

here is a thing we are renting the 2nd floor of a private house now, and we do leave the stroller in the hallway, bc it's too hard to bring it up the steps. and the coop I am talking about is also on a 2nd floor and has no elevator. but I guess I would just keep the stroller in the car, not a big deal.
When it comes to shoes , as I said we don't normally leave them outside(EVER) . Anyway, I guess I just wasn't expecting so many rules and got overwhelmedChat Icon

No it doesn't cover the electric, we pay for itChat Icon Chat Icon it coveres everything else but electric.Chat Icon

And yeah not having a central AC is a bit of a problem.Chat Icon



one of our issues was - while we had control over the temp in the apartment

they didn't switch the heat over to A/C until almost JUNE

we lived on the 5th floor- it was hot all HELL

then they turned off the A/C Oct 1- guess what- it was still hot

for what I would have paid for a 1 bedroom in this building- I could have bought a house- not in Bayside- but on LI

I need to be in control of my heat and A/C- otherwise I get very cranky

We looked at alot of apartments in our town before we chose this one, but not one of them had central air. We have wall units.
The majority of the buildings in town are all wall units or individual units.

I agree, rules are really because its common courtesy to your neighbors and some people dont know better so its just easier to say no to something..

this is why we didn't buy one. it just felt too restrictive and that it would never really be "ours." also the maintenance fees are usually so high, they're only a little bit lower than our property taxes on a house.

I used to live in a coop before we bought a house and one of the things I hated were all the rules. Like I had to have wall to wall carpeting, could only have repair people come 9-5, if i came home late i had to use the back entrance...everything was a rule. Glad i live in a house now!

I wouldn't worry about it. Most of the "rules and regulations" are a little overstated and are just there to keep the quality of life up.

I just saw all the "rules". The only one that would bother me is the AC rule.

Is electric included in the maintenance? If it is I can see why they want a rule on the ACs since they are paying for it.

If it's not included, and it got too hot out, I would install the AC regardless.

Let them try to enforce removing the AC. I would fight that with them and most likely win as not only is this a quality of life issue, it can also be a health issue (being too hot).
